Tenants who are in continuous occupation of a either whole or part of commercial premises for a period of 6 months or more main gain security of tenure. This means that you may not be able to gain vacant possession of the property without application to the Court and, even then, if successful you may need to pay them compensation for terminating their occupation and for not renewing their lease.
It is vitally important to formally document a commercial tenant’s occupation irrespective of the length of term they are proposing to be in occupation.
